Project Manager – Physical Security
Location: Leeds
Rate: £350–£425 per day
Duration: 3 months initially, with potential for a 1-year project extension
We are seeking an experienced Project Manager to lead the delivery of a major physical security project in Leeds. This role will suit a commercially strong PM with a proven track record of managing electronic security projects in the £3m–£5m range. The successful candidate will have excellent stakeholder management skills and the ability to control costs, manage variations, and maintain project profitability.
Role Overview
You will be responsible for overseeing project delivery from start to finish, working closely with the end client, management consultant, and principal consultant. A strong background in VMS CCTV is essential, and experience with Access Control would be highly advantageous. You must be confident managing multiple site personnel and ensuring the project remains on programme, within budget, and aligned with commercial objectives.

Key Responsibilities
- Lead delivery of a physical security project valued at approximately £3m–£5m.
- Manage commercial performance, including cost control, variations, and profit and loss.
- Act as the main point of contact for the end client, management consultant, and principal consultant.
- Oversee and coordinate 9 staff on site, including PAYE employees, contractors, and a PE.
- Ensure project milestones, quality standards, and budgetary targets are consistently met.
- Provide clear reporting and maintain strong stakeholder communication throughout the project
Experience Required
- Minimum 5 years’ experience as a Project Manager on sites valued at £3m–£5m.
- Strong background in electronic security projects.
- Proven commercial PM experience with responsibility for P&L.
- Solid knowledge of VMS CCTV systems; Access Control experience preferred.
- Experience managing site teams and engaging with multiple client-side stakeholders
