Role: Commercial Manager
Location: Belfast
Salary: £65,000 - £70,000 per annum + Car / Allowance
Technical Resources are seeking an experienced Commercial Manager to join a dynamic team and play a key role in driving commercial success across our projects.
Responsibilities:
- Manage and lead the commercial team, supervising and mentoring Quantity Surveyors.
- Provide comprehensive commercial support to project teams throughout the project lifecycle.
- Maintain accurate commercial records and ensure compliance with all contractual obligations.
- Fully understand contract documentation, including estimates and settlement adjustments, and brief relevant teams accordingly.
- Deliver robust, accurate, and timely cost and value reporting on a weekly and monthly basis, in line with business requirements.
- Interpret and advise on contractual obligations, responsibilities, and liabilities, providing clear guidance to site teams.
- Protect the company’s commercial interests by ensuring prompt payment for completed works.
- Update monthly Cost Value Reconciliations in collaboration with project teams.
- Ensure accurate cash flow and Cost to Complete reporting in line with monthly business cycles.
- Review and ensure that all contracts entered into have appropriate terms and conditions, with commercial risks clearly identified.
- Oversee the engagement of the supply chain with correct contract terms and conditions.
- Lead subcontract letting, negotiation, and financial accounting processes.
- Foster effective collaboration between the commercial and operational site teams.
- Understand, follow, and contribute to the development and improvement of company processes and procedures.
- Actively seek opportunities to improve commercial processes and procedures.
- Work alongside the Contract Manager to ensure all site staff adhere to agreed procedures and reporting systems.
- Assist with the preparation and production of all agreed reports to predetermined deadlines.
- Support the smooth administration of contracts from start-up to final account, including archiving essential project documentation.
- Delegate and allocate Quantity Surveying tasks, set objectives, and monitor progress.
- Attend site meetings and contribute to resolving commercial, contractual, and construction issues.
- Produce all necessary documentation related to the resolution of commercial, contractual, or construction problems.
- Carry out additional commercial duties as directed by the Commercial Manager, Operations Director, or other Senior Management.
Experience and Certifications Required:
- Proven experience in a senior commercial role within the construction or engineering sector.
- Strong leadership skills with experience managing and mentoring commercial teams.
- In-depth knowledge of contract law, commercial management, and construction processes.
- Excellent negotiation, communication, and interpersonal skills.
- High level of numeracy and strong analytical skills.
- Ability to manage multiple projects and priorities effectively.
- Proficient in cost reporting, cash flow forecasting, and contract administration.
- Demonstrable experience in subcontract management and supply chain engagement.
- Strong IT skills, including MS Office and relevant commercial management software.
- Relevant degree (e.g., Quantity Surveying, Construction Management, Commercial Management) or equivalent professional experience.
- Chartered status with a relevant professional body (e.g., RICS, CIOB).
- Experience working on major projects in Northern Ireland or the UK.
- Knowledge of the local supply chain and construction market.
